Dilapidations:
At the end of a lease, the landlord is normally entitled to receive his building back from the tenants in good condition, ready to be reoccupied.
Both landlord and tenant must be aware of their liabilities and obligations under the terms of the lease. We will advise on the extent of repair needed and the cost thereof and will also negotiate with the landlord’s or tenant’s surveyor.
The situations in which surveyors can be asked to act or advise include claims during or at the end of the lease term, forfeiture and entry to repair situations and claims by tenants against landlords.
The tenant’s liability can be limited by the terms of the lease, the landlord’s intentions and by statute.
